Usually he stood always at Bengar's farm.

First you need the highest stage in your guild and you must have the best armor, that is possible, at this time.
militia -> paladin
novice -> fire mage
merc -> dragon hunter

This old map indicates the entry of the cave directly behind the Maya pyramid.
In that cave you find 2 or 3 chests and in one of those ones is a bag -> open this bag once... |

Hi
Sagitta can teach also dexterity potion with permanent effect.
Edit:
Sagitta teaches dexterity potion first if you have learned all 3 levels of mana or heal potion. |
